Pros: Direct access to the MLS, save on commission costs.

Cons: Cost in time and money to hold your license. 

My opinion is that unless you're doing many deals or are going to be actively working as an agent it is not worth it.

You are going to want state specific advise which I cannot give. Are they currently month to month? If that was the case, I know in my state of Ohio I would give them a 30 day notice to vacate the property. If and when they do not vacate then you can filed eviction for the holdover tenant (which has nothing to do with non payment of rent) and it's a pretty open and shut case. 

Once again states vary so I would reach out to a local eviction attorney ASAP.

Hi @Nicholas Papineau, what you're describing is called House Hacking and is a great way to start investing. You just need to be able make the be best business decisions for your investment. Some owners like to hire property managers to take care of the tenants next door and the tenants do not even need to know you own it.

@Sam Cain ask to see the appraisal. If it is legit then I would just move forward and make $100k. If it’s not, maybe mention that and you could try to negotiate but if they don’t budge, I would still move forward and make $100k.

I think you're looking in a great area. Check out Milo-Grogan as well, smaller area but really in the path of progress. King Lincoln, Southern Orchards, Old Oaks, Olde Towne East, Merion Village - that whole east corridor of Columbus around Children's is blowing up so the biggest thing is getting into contract on something as the market is crazy hot.
