Hello Hannah, 

I think the most important thing for you is to find a great property management team that you feel comfortable and confident with and about. Whether your 4 hours or 24 hours away, it's going to be the management team that is really taking care of the property. I can speak to Columbus investment and know that there is good cashflow and appreciation here. Yes, there is winter weather to be taken into account but if you've got a good management team and own good investments, that should not be an issue.

Hello @Sabah Mirza, it's great your jumping into real estate investing. Cleveland and Columbus are both great investment markets for different reasons. You will get great cashflow in Cleveland. In Columbus you can get both cashflow and appreciation. I wish you the best!

@Brendan August that is great! Columbus is a great place to invest for all the reasons I'm sure you already know. There is a really great group of investors here on BP as well as other places online. Check out the COIN group on facebook for a Columbus specific group.

@Danial Cousino It is really property/tenant specific. You are free to ask all of those questions and see what kind of answer you get. I would write into your contract that you would like to see a rent roll within x days of contract acceptance. If the tenant pays and keeps the property nice, buying with a tenant in place can be good. Good luck!

$400k can go pretty far in Columbus. You can get appreciation still but also cash flow. Seems like an easy decision for you if you’re not finding anything that works for you there. Best of luck!

What are you investing in? If you're starting out in 1-4 unit properties I would invest in your own name and get an umbrella policy. Once you get over 10 units then it's time to start looking at an LLC. If you're going 5 or over in one property, you'll need to use an LLC as that is commercial anyways.

Hello @Theresa Amouzou, congrats and good luck on your new adventure. I would start by building your team, are you going to be investing locally? If so, I would suggest you start interviewing an agent and finding management if you're not going to be managing the property yourself. 

I know here in Columbus, the market is extremely competitive and having and agent and management in place at the beginning of your search can be paramount. If you're looking at properties that need work, those two should be able to recommend you to a good contractor as well. 

Also, I would check out some podcasts to get ideas and learn the lingo etc. All the best!
