Post: Overseas for years so can't qualify for loan, have $100K cash?

I've been living in Shanghai, China for the last 14 years where I was self-employed as project manager for start-up
restaurants & bars while also owning/operating/investing in them as well. I finally moved back to the US with my wife and 2 year old and can't seem to qualify for a mortgage because I don't have tax returns showing my income during this time. I have about $100k in cash to use for REI and have good to excellent credit. I assume I could look for partners that could co-sign, private lenders or hard money. But I was wondering if anyone else had an experience like this and how they got past it?

I'd love to hear your story.

It's now almost July. I just moved to Las Vegas several months back and am trying to understand the market better. I'm still seeing "reasonable deals" getting multiple offers on day one of listing. Has there been any change at all since March and what changes do you foresee in the next 3-6 months?

Anyone have opinions on most available real estate investment options in Las Vegas, NV?

I've noticed that most of the duplexes, triplexes, quads in Vegas are old and run down, furthermore, are in areas that don't appear to be conducive to after rehab rent increases. People living there won't pay more just because you've fixed it up a bit. Or am I wrong?

I know there are a lot of flippers here. Seem to be some SFH deals to be had too. What about multi-family 5+ units?
