@Ottie Mendez I'm getting some feedback that some mortgages will not let me do a lease-option on my house. Where would I find out if so or not? From my lender? In my FHA loan agreement documents?

Lastly without spending too much money, how would I find potential buyers who would like or agree on a lease-option? Wouldn't it be like finding a needle in a haystack?

 I'm ok with that, I just would like to scale the task at hand before diving in.

@Elizabeth Colegrove Thank you for that information and yes BP is a great platform to connect RE investors locally and abroad. I love that I can connect with BP members, especially those who understands my geographical areas. 

Long story short, I need to know my options pertaining to my current primary place of residence. My goal is to move out of my current place within no more then 2-3 years from now, but at the same time not get too anxious and make a bad decision financially and can't recover.

Yes, I am willing to self-manage. 

Yes, I would need the equity for my next primary place of residence. 

How do I find out how much equity I have in my current house?

 Would love to here what options, you believe would be the most beneficial to my current situation.

BP,

Just received a property tax notice. Reading the notice front to back, I realized that I can apply for an exemption because I occupy the property (being my primary place of residence). 

Here is the problem I've been paying property taxes since 2008 only recently did I realized that I was exempt from paying property taxes. Long story short, I've been paying taxes on my property that I didn't have to. 

In 2012, because of the taxes I was forced to refinance (payed $3k to refinance), so that my property taxes would be included into my mortgage payment. This whole time I could've avoided all this mess by applying for a home owner exemption. 

I called all parties involved, my bank/lender (Wells Fargo), County Tax office and Assessor's office. I was told when I moved into my house that I should've received a letter that gave me the option to go exempt on my property taxes, if I occupied the property. 

The problem is when I called to apply in 2008 (when we moved in), the county told me that they couldn't asses the property yet, because the area was still under development. So no assessment could be made on my property until the county was ready. 

What are my options before I finally apply for a home owners exemption on my property taxes. Do I get a refund for the years of paying property taxes and forced to refinance and not given ample time to apply for an exemption? Do I have a case against the county?

My wife and I recently got married but have been living together for the last 8 years. She purchased a house (FHA Loan) that we are currently paying a mortgage on. Her name is the only name on the Deed. We are trying to sell our house with in the next year or two. With that being said we would like to lower our mortgage payment in the mean time before close a deal to sell it.

  My question is, is it beneficial to find ways to lower our payment by refiancing? Should I put my name on the deed in hopes my credit score helps us get a lower payment? Or should I just wait it out until we sell our house and not deal with any changes to our loan?
