I know many agents and brokers that buy their own investment properties. As long as you follow the proper disclosures you should not have a problem. I think you still have to disclose "Owner/Buyer is a licensed real estate agent in the state of..." so they know.

Lots of options in the areas you are looking.  I think the Milan area is a great place for rentals. Affordable living, close to highways and access to many larger communities. Of course Ypsi and Ann Arbor always have great places. It really depends on your budget and expectations for your tenants. 

There are many people on BP from the Ypsilanti, Ann Arbor area that know more than me.

Halloway's Institute has an excellent on-line course. I took my time with it and passed the state exam on the first attempt. It prepared me very well.

@Adam Klugh was that 85% LTV on the ARV or purchase value? Also, was it going to be an owner occupied, a buy and hold, or a fix and flip? Just curious as they are building a new branch in Adrian. I will be looking for financing on a fix and flip but wanted to talk to them about financing before making offers. Is that considered a personal mortgage or a business loan? I appreciate any feedback so i can be prepared to ask the right questions.

You need a Broker to sponsor you at some point. Either before you sign up for the school or after when you apply for your state license. I thought the Holloway's Real Estate course was excellent. I took it online and passed the state exam on the first attempt. 

If you are considering Keller Williams go talk to them before setting up the exam and see if they will hire you if you pass. It makes the whole process easier if you have a sponsoring broker prior to taking the test.
