I spoke with NREI about a policy for a multifamily (29 units) earlier this week. The lady I spoke with did give me a price but said their prices are more competitive on smaller properties (8 units or less?) and SFRs. She suggested some other companies that might work better for my needs, which I thought was cool. I like when people try to give you real help rather than just make business for themselves!

Those seem like reasonable reserve amounts to me. And I kinda wish someone had "forced" me to hold those reserves when I started out, it would have saved loads of stress.

I think most lenders would relax the amount per property they need to see as you progress, as long as you have a healthy amount set aside. You don't usually plan for every single property going to heck at exactly the same time.

I believe I saw somewhere that some mortgage lenders will use a higher DTI (debt-to-income) ratio for people with medical degrees. Based of course on the assumption that your earnings will be relatively high to offset the amount of debt you've accumulated.

Yes, there are some interesting "pieces of work" in the BP community!

But if people assumed that everyone posting their questions on BP "had half a brain, have figured (the other questions ) out, and are addressing them" (as you say you are- and I believe you!) then a lot those posters would get into real trouble. Frankly, there are a lot of excitable newbies that know next to nothing and don't do enough reading of the available material and older forum posts before they post their questions. You have to understand that for the more experienced investors here that can get frustrating. They are here to share, learn and help- like everyone else, but they are humans that have bad days and get snippy. Oh, and some of them no doubt have neanderthal social skills in real life, too ;)

And now this is just a guess, but you also might want to change your profile settings so it doesn't list your involvement as "homeowner". If you feel you're getting talked down to, this might be a subconscious trigger for that...

I read an article several years ago about a landlord who focused exclusively on student rentals and included weekly housekeeping in the rent. I thought that was a really clever strategy for that type of tenant, but I don't think it would fly with most "grown-ups".

I do know, from personal experience, that a Power of Attorney does not survive death (in CO), so the fact that one didn't get signed is a non-issue. Beyond that I can't help, sorry.
