@Lauren L. I too grew up in NOLA, I'm back after 18 years and CAN'T believe the prices. A B-, C+ house pre Katrina would run you $89,000, same house now $289,000!
@Brandon Turner But the strange thing is, from years 0 to 4 after Katrina same house could go for $70,000. This boom/growth/bubble was delayed.

I'm in the same situation. They said (TX, Collin Co.) I can keep the exemption for two years if I plan to move back. So that at least gives me another year. This will turn my $430 to around $230. It's not too bad, but I may sell anyway, because I'm out-of-state.

I pay about $30 for a good screening that includes credit, address, and job histories. But I have never been able to contact the current landlord. What should I do?

@Kimberly Jones Thx for this post. I see nothing wrong with STR. I just signed my place up last week. As long as we are responsible and see that renters follow the rules, there shouldn't be problems. I know my neighbors, and I know they will help look out for trouble.

I have a SF that cash flows well in TX, but I was a W2 employee with a better income when I bought, now I do contract work.
I'd like to partner with a W2 investor so that they can get the loan. I'd like to do all of the leg work (analyse property, interview contractors, manage project, manage property) We would split profits
