Thank you everybody for your comments... I have since completed the MLO program and should be taking my State exam soon.  I have another quick question..... Does being an MLO qualify a person to be a "Real Estate Professional" in the eyes of the IRS.  I know there are tax advantages to being considered "RE Professional"

I'm thinking about a career change.  I've been a paramedic for close to 2 decades and love it but I also love R.E. (obviously) and have built a small portfolio with my wife over the last 7 years or so.  I have been considering becoming a loan officer for a little while now and have decided to officially take the plunge.  My question to all the MLO's out there...... Can you recommend a legit/good online program?  I have looked online and seen quite a few but don't want to waste my time with a lesser school.


  If you have any recommendations for school or other resources I should be checking out, I would be very appreciative.

@Jon Leo we have 7 units and use cozy which was recently bought out by apartments.com. It works great for us. I have to say that I have considered experimenting with another app when my next turnover happens, just to to explore other options, not because I'm dissatisfied with Apartments.com

Looking for receipt scanner phone app. Haven't found one I like despite having tried a few over the years. Does anyone have a recommendation? (free preferably) Any other useful REI app recommendations would be appreciated as well.

@Anthony Wick  I agree with your statement.  I wasn't worried about him trying to make any claims, especially with him having just renewed for another year with a signed contract 2 months ago.  My main concern was leaving $ on the table due to tax implication which I thought (but wasn't sure) would be the same.  Thankfully Natalie confirmed that.

Thank you @Jaysen Medhurst and @Natalie Kolodij .  I thank you both for your responses.  Natalie, that was what I thought but I appreciate your saying it and the fact that your an accountant..... even better.  

And in case anyone cares to know how this story ends..... I'll be giving him a check for work done.

My tenant made a minor repair I approved of which was needed. Is it better from a tax perspective to pay him or give rent credit for work done?  He has done the job already and did it well.  I'm trying to decide if I give him rent credit for this coming month or just pay him with a check.  I want to know what if any tax implication there is for either choice. Does less income end up being the same as business expense  in the end?
