I have documentation of everything. I have a copy that shows the deposit amounts for each property. I gave written notice and know the rents for October have not been received either.

Wondering what action I can take against a PM company that has not paid me my last month's rent on 8 properties and all deposits that they have for my properties. Is there a time limit before I can press action against them? Not sure what the next steps are but I sure hope no one ever chooses to use them if this is how they treat people who have been with them for 4 years.

Thank you for your report and I will definitely read it. However just to clarify I am not looking for a PM just based off of price. This is why I started by asking people who have used different PM's for recommendations and suggestions of what has and hasn't worked. You are correct its not the recurring monthly fees that kill you its the expenses you are not aware of that are either financially or lack of screening motivated.
With that in mind I am still up for recommendations if anyone has a some names I can start looking interviewing in the KCMO area.

I am looking for a referral for a good exterior painter in the KC area that is trustworthy and reasonably priced. I have a house that is easy to get to and under 1000Sqft that I need to be painted in the next month.
