Hi @Lane Fisher, nope I never pursued this one. Too big of a project for me, maybe later down the road I can tackle something like this but it wasn't in the cards.

Hey Adam, there are two office spaces for rent above finestra gallery down the street that you could use for comps. They are currently in the mls. $280/$250 for what I believe is one larger office (12x17) and a space with two smaller offices (12x9 and 9x10).

@Adam Craig I don't have any advice for the building, but wanted to suggest that you join us on the last Tuesday of every month at the brew co for the lake/Geauga rei investor meeting. You can lookup details on meetup. I pass this building just about every day as I live down the street by lowes in ridge acres. Lets connect sometime!

I just hit my one year mark on residing in the duplex I purchased with FHA. I am closing on a single family next week that I am going to move into and purchase with a 5% down conventional loan. If you can manage it, you can keep buying a SFR every year with a low down payment product like this so long as you are willing and able to move into them for a year. Right now I am single with no kids, so I will keep trying to use this strategy. Just ensure that you are buying smart when purchasing homes with low down payments/ low equity. This is the lowest barrier to entry that I could think of while using only my own resources.

Ive used mysmartmove. Would recommend. Easy for the tenant to pay themselves and the report is emailed to you.

Be very careful in this space. There are a lot of environmental issues that accompany laundromats. Be sure to dig in and do your homework prior to making any concrete decisions.

I use it for the rent payment only. Have not had any issues yet. It is free and takes 5-7 days for the $ to hit your acct. You can pay a fee to get your $ faster but I don't bother as my finances are not that tight. I would recommend.

I am in a similar scenario with my duplex, but it is B class. I plan to hold it forever. I am moving out of the unit and the carpet needs replaced. I am going to put luxury vynil plank down over the original hardwood.
