Price reduced $20k on this deal, from $230k down to $210k in Lehigh Acres, FL! This 3/2 was built in 2006, so it'll need a new roof, but otherwise just a quick cosmetic rehab. At this price it would be a good flip and also a great long-term rental. DM me with any questions!

Hey everyone, I've got a great 3-bedroom, 2-bathroom home available to be assigned in Lehigh Acres, FL. This is near the Ft Myers/Cape Coral area. It's a 2006 build, so it will need a new roof soon, but otherwise just some cosmetic updates and this one will be ready to go. Purchase Price is $230,000 and if you put in $35,000, it should have an ARV of $310,000. Or just clean it up and rent it out for $1,850-$1,950 per month!

It's a 3/2, 1,400 sqft home that will be a great long-term rental as it doesn't need much rehab. Or you could do a quick cosmetic flip, although the roof is original (2006), so it should get replaced soon. Selling price will be $230k, ARV is $300k, and rental rate is $1,850. @Don M. - I did a flip in Cape Coral around that same time and the permitting took 5 months as well. I should have finished that flip in early Sept '22, but we basically just started around then, and then in late Sept '22 Hurricane Ian came through. I needed a new roof and some more, but it could have been worse, many lost everything. I lost money on that deal, but learned a ton. Good luck finishing yours up! Are you local?
