@Kenny Oliver Essex county is good county as long as you searched that it is not in war zone area. And since you are in California make sure you have a good property Management. There are a lot of investors in the Essex County in New Jersey so if you have question just let me know. I think that $210K is good if the numbers you mentioned are accurate. Make sure also to check ARV around the area and don't purely believe what realtors are saying. If you have done your due diligence already, I think you should be ok. There is no problem investing out of state and if it is a good deal, why not as long as it is not in war zone :)

@Drew Slew My opinion, you might want to take a look ROI e.g. if you are paying off some loan with 20K and that loan is 6% in interest , try to search if you can invest that 20K somewhere that can yield 12 to 20% ROI so you can just think of it that have 6 to 12% positive and just retaining the loan. Some private equity lender guarantees high of 12% of the money you will invest in them. Basically you are leveraging 20K to a better business opportunity. That's how bank does it for all the deposits we have in their bank, they are leveraging our money and invest it for a better returns.

Welcome @Rafael Dalmasi! There are a lot of meetups in North Jersey. @Doug Beck is one good investor he owns JDL Ventures and also here in BP. Try searching for real estate in meetup.com. Some of ones that I have attended Glen Galucci, Doug Beck, Kyle Jasey, Nick Tang (North Jersey). Then Shomail Malik (Central/South NJ), Jason Rodriguez (Central NJ). Chris Goodson also is lawyer/investor and have meetup as well in Montclair area. Good luck, feel free to ask me any question you have. I am not an expert but can help out :)

What I am just hesitant is some products out there doesn't work here and mostly worked on West Coast. At least you have hands-on experience in New Jersey which is good

@Ricardo M. Have you used it to look for properties in New Jersey? And how does data look like if it is close or exact to the details e.g. Absentee, Foreclosure if you check it against counter clerk.

@Curtis H. I saw myreipro as well but haven't tried. Does the list there cover all properties across all states in US? Chris Goff has good free youtube videos and seems very knowledgeable. Looking at the product it seems promising. Just wondering what is its difference between findmotivatedsellersnow of Kent Clothier.

@Kendell Nunez You can start reading the free resources, forums and the tons of podcasts here in BP to boost your knowledge about real estate investing. Youtube also has a lot of free videos about real estate. Then we have meetups in North Jersey. you can search in meetup.com. There are a lot of meetups namely, Glen Galucci, Kyle Jasey, Doug Beck, Chris Goodson, Nick Tang, Shomail Malik, all of them have each their own meetup. There are tons that you can attend and learn from folks who has been in the business for years. Good luck! Start networking in this meetup and some might be able to mentor you.
