what are your best easy methods for getting private money from someone I don't know for doing deals?

What are the best ways to use private money to leverage it as much as possible?

If I had someone offer to use their money do I need any license or other legal thing to use it? Is there a contract we would need to sign?

@Curt Smith thanks for those good ideas. Though I've heard sandwich lease options are very risky so be careful there.

@Dev Horn if a person is doing well with adwords what is the average cost per click, Cost per lead, and cost per deal that people are seeing?

Get a landing page from Investor Carrot or LeadPropeller and watch a few videos on how to do AdWords and you can set up an account.

AdWords works best at the county level.  Not very accurate at all at the "city" level.  Google is good but still not great for local search & lead gen.  Best to start when you can put at least a $20 per day budget ($600 per month) toward it.  It can be a lead gen machine if you throw $5,000/mo. at it.  ;-)

 What is your aquisition cost per deal with adwords?

Why would it not work at the city level?
