I would be on the lookout for liability. If your tenant rents it out through AirBnb and the place is damaged, the guest is injured, or a crime is committed etc you need to make sure your bases are covered from a legal perspective. Who is responsible, who pays etc. Make sure it's spelled out clearly in the lease and compliant with local laws and codes.

I was wondering what people's thoughts on syndications and joint ventures are.

  • Do people generally think they are a good idea? 
  • Are they more or less risky than investing as an individual and do they add enough value?
  • How do you do due diligence and go about establishing trust?
  • Does syndications make more sense if investors and properties span multiple states/locales?

Is it normal for a Property Manager to charge a $50/unit vacancy fee when the property is vacant?

"A monthly fee of $50.00 per unit per month for all vacant single family residences and multi-family residences.

Is it also normal for PMs to charge a $100 electronic lockbox/showing fee on top of the 1 month's rent placement fee?

"Electronic lockbox for showings and 3-D virtual tour $100.00"
