I used to list REOs for banks. Most will not accept an assignable contract so you'll have to be able to close on it instead of assigning the contract.

 Turnkey 4 and 5, have not seen 6 recently lol. Lots of people still living in the past thinking they're gonna find 8-10 CAPs on turnkeys.

Guess that depends on where you are. Its a good business in Florida but it tends to be more "work" when you're in the lower price ranges due to the type of tenants cheaper mobile homes attract. Still, the money is good if you don't mind the work.

Hello. 

You're coming in at the top of the market, so you're going to pay more. CAP rates are less - especially for turnkey properties. The rental market is strong and landlords are not having trouble renting good properties for top rent.

If you or anyone on your team is licensed just do an MLS search (better yet Remine - if you have it) for cash transactions near any property you're gonna wholesale.

Sounds like you may already know the answer. As far as your five year exit strategy, how "new" do kitchens in rental houses look after five years? Maybe doing less now, and then some upgrades when you're ready to sell is something to consider.
