Depending on how user friendly your county property appraiser's website is you can do a search and find out.

I've been looking into it. Many counties and municipalities are treating them like RVs, which I guess they are, but I think they can also be "something different". Sometimes its hard to get a straight answer from a zoning department - at least in my area of Florida anyway.

Buyers are still asking about schools, but not quite as much as they used to.

I'm not worried. Just like looking up when something hurts on webmd, I can probably figure out what's wrong with me, but I am still going to seek out a medically trained and licensed professional to see me through the ordeal.

Try your county's property appraiser or tax collector website. Most have search features - some are free, others charge.

Hello Carlos & Welcome.

You're entering the market when everything is priced pretty much as high as its gonna get, which means your CAP rates are going to be a bit lower than a lot of new investors expect - especially for pretty turn-key properties.

As far as zip codes go, you pretty much have to take deals where you can get them these days. Some investors still avoid crime-challenged areas, but others do there for more opportunity.

Its a combination, but hopefully she isn't basing her sales price on the projected value IF the rents are successfully raised. The value comes from what the rents are doing now and the real value of the property.
