Most problems in RE can be solved with money.  Absolutely, do not go swimming naked in a lake with piranha.

Find a partner to share the risk and have reserves.

Sounds great.  The biggest hurdle is location and time.  Drive times are a bear.

You may want to work with an experienced syndicator on your first couple of deals.  There is a lot to learn, and one bad deal can knock you out of the park.

Your payment and interest are setup as if you have a full 25 year loan.  At the balloon year, you have to pay what ever is left on the principal.  Your balloon term is typically 3,5,7, or 10 years

The max min is up to you. You can also do an all or nothing.  EM usually comes from sponsor, but you can always borrow it from one of your investors or other high net worth individual.

We were paying $4616 per year for $500,000 coverage in 2016 in Houston.  This was just Flood

@Brian Adams Great answers. 

@Barry Dameshek even through history is not a direct indication of future performance, it is one of the few indications that you have.  Did they make, exceed, or go below projections?

I would talk to previous investors and see how well the sponsor communicate with investors especially during problem times.  Get several EP references, especially investors that did not go into the most current deal.  

Read every word of the PPM, the OA and to offering package. You would be surprised how many investors do not.  Do some of you own research on the location and the deal.  As a syndicator myself, I want to see the raw numbers that they used to come up with there numbers.  I want to know if they are being conservation or very aggressive.

As an LLP your job is your up front due diligence. This is the time to determine if you are comfortable with the sponsor and the deal.
