Thanks for the reply. I looked up turnkey today and what you said makes sense. It sounded negative because I didn't know what it was when someone mentioned to run away. Lol. I'm learning so much here. Thanks all!

What are the recommended online classes for real estate? Is it just a local school or an organization dedicated to real estate?

Andrew and Jill brought up good points. The variable interest rates make this feel risky.

Currently, my fear is just the unknown. This is new territory for me. I don't feel prepared so I'm trying to get prepared!

This is interesting stuff. I also keep seeing mentions of turnkey. They sound negative, so I'm gonna have to look this up. But it's good to know that a property of a lower price range isn't necessarily a good deal. But I'm curious if you're renovating it also?

Congrats! This is great reading these success stories. I'm glad to be part of the BP community. I hope to learn a lot here.

This is considering the property being your primary residence. If it is an investment property then you can only cash out to 75% as a conventional mortgage (you cannot do FHA for investment properties).

Good to know. I had thought it was 75%. Is that the upper most limit offered?

I'm new to BP also, and just starting my research. I heard about the book on BRRRR by David Greene. Does that have information on multifamily investments?

Great question and one I wondered myself! What are the best resources to reach out to local people who can help?

I look at credit history, rental payments, etc. It's a good indicator of their future behavior. I also follow the 3x rule. I want to make sure that they can make the payments. Of course, I do the other checks, such as criminal background and evictions. Hope this helps!
