@Mario Morales You could make your partner like the "bank" and just give them a return on their money (percentage). This percentage could be negotiated with your friend.

@Richard Rogers I agree with @John Hovanec. You should take advantage of the equity you have and use it, assuming you're willing to take the risk!

To mitigate risk, consider partnering with a local flipper in the area with experience for your first flip.

@Jeremy Komer I think you should assume the evictions. If possible, try to get them out before you close, and postpone the closing until they do vacate the property. 

I wouldn't want to be stuck with a property with non-performing tenants without some level of confidence that they'll vacate the property/have the process of vacating the property started.

@Nicalaus B West I agree with @Brad Hammond investing in a small multifamily property might be a good option to consider. You have the benefits of the economies of scale with a bigger unit size, and less susceptibility to risk relating to tenant vacancies.

@Gidon Levy I wouldn't force a deal, but always be on the look out for one. There are deals in every market cycle, you just have to be looking. Consistence and persistence will lead you to the deals!

@David Shives Are you looking to actively invest? Or passively invest? If you have money you want to put into real estate, you should consider investing passively in an apartment syndication deal. You can get great returns without the day-to-day involvement in the management of the asset. And you get cash flow.
