@Amy Ansah I'd encourage you to attend local meetups in your market. Building relationships with others face to face is the best way to identify who would be a good fit for your team. You can go to meetup.com and find meet ups in your area.

@Ryan Wheeler You need to disclose you are a realtor but are acting as an independent investor when you reach out to sellers. I think it can also depend on your brokerage; some brokerages have different policies that regulate their realtors and how they invest.

@Lawrence Minor I'd encourage you to go to Youtube and watch a few videos on it. Max Maxwell, Pace Morby, and Brent Daniels have great content on youtube that I recommend. (and it's free!)

@Robert Steele I'd encourage you to attend a local real estate meet up in your market. There, you can network with other real estate investors and ask them which contractors they use. Hopefully, they'll refer you to a good one. Word of mouth referrals will be better than looking online (in my opinion).

@Nicole A. Rental might be more flexible, and you can move if you need to. That's what I would do.

@Mora Clark You should cold call direct to seller or call realtors to see if they work with sellers who want to sell any properties that need work.

@Elena S. This seems like it could be a great deal. I'd pay attention to the foundation, though. As @Dallas Hayden said, foundation can be very expensive to fix. It can make or break the deal!

@Joe Young I'd say it depends on what you want. You could sell and use the profits to invest in more properties. Or, if you really want to live there, then stay. A cash out refi might be a good option. That way, you pull out your equity, and get to still live in the property.

@Brian Boyd You could list it yourself through zillow, realtor.com, and other platforms like them. As @Ronald Allen Barney mentioned, you could also find a brokerage through them.
