@Michael Salamone I agree with @Matthew Crivelli. Although you should be careful, you can still do it by small increments so as not to make it too dramatic of a jump in rent.

@Jared Smith I agree with @Marc Rice. I'd try dealing with the problem on your own before pursuing more expensive options like an exterminator.

@Alexander M Stanton I'm not in that area, but what we do for contractors is typically ask other investors in the same area. 

You should find a local meetup (either on meetup.com or eventbrite.com) and ask other investors who attend which contractors they use. Word of mouth referrals will probably get you a better contractor than other methods. And you get to network (bonus)!

@Eugene Rabinovich In NC, vacant houses will not have a mailbox. So, look for houses that are missing a mailbox.

@Daniel Hurtado Yes, you can find wholesale deals in any point in the market cycle (however, you might have to change markets).

@Joyce Brown You should go to meetup.com or https://www.biggerpockets.com/... and find a local meetup in your area. There, you can network with other investors, and ask who they use. Word of mouth referrals will lead you to the best people.

@Ashley Corbett Reach out to brokers and build relationships. You can find their phone numbers on their website and cold call them.

You can also cold call or send direct mail direct to seller! (I prefer cold calling brokers).
