I'd encourage you to look for local meet ups in your area. You can go to meetup.com or eventbrite.com and find a local meetup. Try to find a real estate networking event to attend. There, you can meet, mastermind, and network with other real estate investors. Biggerpockets also has a forum for networking events: https://www.biggerpockets.com/...

@Brian Walters I'd encourage you to look for local meet ups in your area. You can go to meetup.com or eventbrite.com and find a local meetup. Try to find a real estate networking event to attend. There, you can meet, mastermind, and network with other real estate investors.

@Jayden Hamilton I'd consult with your CPA, as they could advice you on the specific steps you need to take to maximize your tax write offs. 

However, my CPA told me we needed to provide: an explanation for what we'd use the home office for, a floor plan depicting where the home office was in our home, pictures, sq ft. 

There is more than one way to write off a home office, so it's important you consult with a CPA to see which option maximizes your deductions. I'm not a CPA, bu I hope that helps. 

@Thomas Dunleavy I agree with @Brandon Metzler. The Florida market is on fire. Landlord friendly, and reasonable taxes.

@Zuki PinguiYou could get your own license. Honestly, this might be more hassle than simply paying an agent.

@Esther Kim You could also attend a local meet up in your area (meetup.com or eventbrite.com) and ask around to see who other real estate investors in your area have worked with in the past. Word of mouth referrals was how we found our attorney!

@Peter Morgan I agree with @Scott M.. Just let them know the reasons they do not qualify. They shouldn't be offended, especially if you explained the requirements beforehand.

@Josh Fisher You should consider AirB&B for the property. Depending on the market, these are in high demand and can be cash cows.
