@Henry Peñate I'd encourage you to have home insurance, but you'd want the renter to have renter's insurance as well.

@Angel Colon Sunbelt states are on fire right now! Look into these markets. Alabama, Arizona, Florida, Georgia, Louisiana, Mississippi, South Carolina, Texas

@Shrey A. You could also sell and reinvest in bigger properties (more unit size). The bigger the unit size, the greater the economies of scale!

@Dominic Mauro I agree with @Michael Ilhardt. You could hire someone on Fiverr to build out your Podio to your liking. That's what we did, and usually it's not too expensive.

@Mark Lewis You should also look into attending any local meet ups in your area. I love going to meet ups and meeting other real estate investors.

@Demetrius Ward I'd encourage you to learn and employ creative financing strategies, like subject to and seller financing. Once you do, you can focus on acquiring properties with those strategies and not even need to go through a bank for traditional financing.

@Doug Laroche I'd also be cautious about taking out a hard money loan while waiting for the zoning process. This could take a while, so I'd encourage you to get as much time as possible to pay back the loan. The permitting process can vary in time.

@Erik Logan I agree with the others on this forum. This is suspicious, to say the least. You should get in touch with that realtor, and ask for his money back. Call the brokerage directly if you need to.

@Wesley W. I wouldn't provide him with an ID. It's an odd request, as well. 

I agree with @Craig Carlson. This person sounds like he might be a problematic tenant moving forward. So, I'd avoid it if you can.
