1.) I would make sure that you have a clause that is binding on any and all heirs.

2.) A great real estate attorney should be able to help you depending on what your seller finance strategy is and they can help you out with #1 because I'm not an attorney and I'm not giving legal advice. 

I personally would always focus on paying off the card with the highest interest rate.  Maybe look into a balance transfer that will offer zero or low interest for 12 months. 

Bigger Pockets has some great calculator tools but the data is not transferable.  You could create your own excel spreadsheet that could accomplish this. 

You can just type out something very simple.  Doesn't have to be fancy.  You might even be able to find something free online by googling "residential lease addendum"

Depends on a multitude of different things.  Call around to at least 3 lenders and go from there.

Hard money or Private lender and then refi?  Not sure how much money you have liquid but it may be an option.  Or possibly hard money or private money for a down payment and then repay over time.
