Just to clarify on your post.  You said that you are moving out of state...are the properties located in the state that you are leaving?

I personally would walk away just from a liability standpoint.  Maybe talk to an attorney and insurance contact and view their opinions as well.

Max I've seen is 75%LTV. Maybe look into a HELOC

Definitely reach out to a real estate attorney and make sure you structure this in a way that you exactly want and expect.  Worth the cost now to avoid potential issues later.

Check with a local title company and they should be able to provide you with a standard purchase agreement.

Most traditional lenders offer this sort of product. Just remember they typically will only loan you 75% of what you paid for the property and not what the ARV is until "title seasoning" is done (typically 6 months).

Sounds like a fair tradeoff to me as long as it's not something crazy that the next tenant would hate.  If they are even willing to pay for it, more the better for you!

I haven't heard about this before.  What exactly would they be using the infrared scan to detect with hot/cold?

You should contact their broker and let them know what's going on.
