You could get a loan in and LLC DCSR type loan. They don't care as much about your W2 income ect. Most want a minimum loan amount of 75-100 K to get the loan in the LLC's name though. I recently tried and because the loan was only for 50k I had to put it in my personal name.

I recently rolled my roth into a self directed account as well and put it in a bitcoin mining syndication.  Just to diversify some since have stocks in other accounts. 

I recently signed up with American IRA and they are linked up with TD Ameritrade for any stock trading I want to do in the account. I have not actually bought any stocks in the account but seems easy enough.

Nice!  I love this market.  I closed on a new build in NB back in Feb.  I have been very happy with how it has done.  It was 231K (did 20% down).  The awesome tenants just signed new lease for 1650$ PM think we could get 18-1900 if had to find new tenants but I prefer to keep the ones in it since they are taking good care of the property.  mortgage tax and insurance is 1162$ a month.  Same exact build in the current faze of the development are going for 303K.  Wish I could have afforded to get a couple of them

possibly roll it into a self directed retirement account that allows real estate investments.  Other then that not sure how you can invest it in real estate unless you pull it out and pay the taxes for early withdrawal.

@Prasad Ma so far so good.  I never even saw the place the PM has been handling everything. They had a couple AC issues that was fixed under the warranty.

@Ryan Estes I bought a new build from LGI homes in NB back in March.  its a small 3/2 just renewed the lease with current tenant for 1650$ but the PM said if they left and had to get a new tenant that we could get 18-1900$.  My co worker just but money down on a place from them as well.  They are pretty good with investors.  Cory the LGI sales guy for that area is super cool.  DM me if you want his contact info or anything.

I just opened one with American IRA. They are linked with TD Ameritrade so you can still do stocks but also have the option to invest in real estate or syndications or whatever if you want to. So far there customer service ect has all been great.

@Luis Perlish My next one there I plan to do in a better neighborhood.  Like others have mentioned the westside def has some sketchy areas.  But long term I feel like it will do well.  Lots of investors rehabbing places ect there.
