Nice @Ross Dailey ! I had never really considered doing an Air B B with my place in New Braunfels. Have good long term tenants in there but not cash flowing much, like you said since the prices are higher. Hopefully it continues to appreciate well.. I was a traveling nurse for a while. Good gig. I am settled in San Jose Cali for now. If you ever travel out this way we should have a meet up.

@Lucia Rushton I am a new investor. Closed in Jan on a new build in New Baunfels. Just trying to figure out a way to find deals ect to do more of a brrrr type approach so it hopefully doesn't tie up so much capitol. Just hard to do from out of state. Def a bit sketched out with going the wholesaler route. I have noticed that the wholesale prices I get emailed aren't that far off reg mls prices. Just so competitive to get a place. I am sure having a good investor swavy real estate agent would be a safer approach.

This kind of stuff is what makes me paranoid about doing a as is wholesale deal. Kinda feels like you are rolling the dice to some degree. Esp the way the market is these days and the good deals don't last so have to jump on them. Always some degree of risk I suppose. I am just trying to learn how to minimize the risk as much as possible being an out of state investor.

I went with a place in New Braunfels just north of San Antonio and I am looking to invest in the San Antonio area. I kinda just jumped into that area. I had been wanting to invest in the Austin area but got priced out. It is also close to my kiddo so when I visit her I can double dip and do real estate stuff also, so it made since for me.

@Karissa Martin most people find deals with a wholesaler like NWA @Robert Neal, then get a hard money loan. Once its rehabbed and rented then you get a traditional loan.
