East Ridge seems to be improving the last several years is there some crime? Sure but it's not a bad area. Most areas in East Ridge are fairly safe. Neighborhood by neighborhood analysis is possible if you find someone with a lot of local knowledge.

@Charles Worth I suppose we are at an impasse. Real estate is not correlated directly with equity markets where REITs are. I don't mind people investing in REITs in fact I even have a few small positions but I don't think it's a good investment for most people in most circumstances.

@Charles Worth many surveys show a correlation to the equity markets for reits I'd rather invest in blue chips or faangs than REITs
That being said I have more than 80% of my net worth in active real estate investments. I think if you pick solid operators and deals, syndications offer the benefits of real estate investing without unnecessary exposure to Wall Street. Less liquidity sure but that's also true of real estate in general.
Imo value add multi family investing is probably the greatest wealth generator that exists as a return on effort.

@Storm S. Publicly traded REITs wow... Typically speaking their correlated more with the equity markets then the real estate market. As a result you might as well be investing in mutual funds instead.
You don't get any of the tax advantages of owning real estate You get the downward exposure to real estate in the falling real estate market And you also get the downward exposure to the stock market and equity markets when those go down.
To each their own But in my opinion publicly traded REITs are probably the worst way to invest in real estate.

@Willard Clark the hardest deal is the first one. Imo It's hard to for anyone to give you a plan of action or advice with out knowing more about your goals. What investment strategy is appeal to you? How active do you want to be?

@Forest Hunt I'll be happy to second (third fourth whatever it is) North Georgia. I currently have 28 units in the Ringgold / Fort Oglethorpe market. Chattanooga is growing like crazy. I have additional units in Chattanooga and I'm currently under contract to buy 12 more.
I don't think he'll regret investing up here
