Could either of you clarify one fact, does the bid need to come form a qualified broker or can I obtain a Real Estate Salesperson license and place bids to "save" the 3%?

As a quick solution, checkout zillow.com for past sale prices. Rents can be found by doing a little searching on Craigslist, as an example.

Whether its month-to-month or annual, definitely don't do it verbally, thats a nightmare waiting to happen. Get it in writing. There are many lease/sub-lease contract templates out there. As far as background check, i've used http://www.tenacheck.com before, which is cheap, but not sure if you want that detail. If nothing else, search your states criminal history and court records databases, those are usually cheap or a few bucks.

I guess it would of course depend on the area, but I wouldn't waste my money if merely as a marketing technique. I think i would take a different approach: sell those products/services to the new buyer after they take possesion.
