Hi James, There are numerous ways to do "wholesale" deals. Each person tends to develop his/her own style. And each property/deal has specific features that you will need to put the deal together. Is this in Santa Cruz, Ca? There are many great agents in this area. If one is questionable just go get a cuppa coffee and you'll meet 10 more. Although, the price range you listed seems far below market for this area. Maybe he/she is charging you an hourly price for his/her time to educate you about the real market prices. Come on over to our REI Meetup tomorrow at Discretion Brewery at 6:30. There will be a few realtors & many investors who can give you feedback.

Join us in Santa Cruz for the second real estate social meetup of 2017! Meet lots of people, come enjoy the warm weather and share a cold brew and delicious snacks.

We'll talk about some of the local and out-of-area deals that people have been doing. At the last event conversations tapped into market cycles, out-of-state investing opportunities, tiny homes, cannabis property, how do we know if we are at the top, partnering on larger deals, single family v multi-family residential v commercial property, legal issues, and treating your real estate as a business.

If you have never come, this is a SOCIAL event. No lectures, no formal pitching, no products, packages, gurus or anything besides avid investors telling stories and getting advice on our adventures.

Please support the local business we mob by spending some money and tipping for the great service we receive! They will have both food and nice drinks. Remember, Friday evening traffic can get a touch thick so give yourself some time. I'll hang there till it ends (about 10pm - 11pm depending on how conversation flows).

Parking in the small parking lot at Discretion is difficult. The large parking lot across the street at Safeway is easier.

Hi @Carol Birnberg,

Each state has its own laws about housing. And, within each state every jurisdiction (city, county, parish...) has its regulations that include zoning & building standards. Of course, California has the most draconian rules. I dont know about Knoxville but they cant be as severe as California.

Typically a "consultant" would be a lawyer who has studied the zoning, building, and housing laws in your jurisdiction. These lawyers are often classified as either real estate attorneys, or land use attorneys. That's what I do in California. The rules can be really complicated. And the exceptions to the rules are the really important parts.

I'm excited that someone in Knoxville, where housing is relatively inexpensive compared to CA, wants to buy a tiny home. Please report back on your process.

Thanks @Robert DeForge This is a great thread. Thanks for sharing your stories and opinions. Those of us in California watch with envy the deals across the country...people getting work done for $14k that would cost $90k here, and people buying property for $40k that would cost $1M in CA.

@Jonathan R. Can we just import those workers for time and materials for a few weeks? Then, they have to leave, of course, because the crowds are what drive the prices so high.

Call your local Bar Association to ask if they have an attorney referral service. Get the names of 3 attorneys who practice in Personal Injury defense for car accidents.Visit or call the attorneys for free consultations. Then chose the one who is most competent, has time for your matter, and is easy to communicate with.

Do not hire the cheapest one simply because he/she is cheap. That usually ends up costing a lot more in the long run.

Hi @John Sheldon,

Dont take it personally, but I had to laugh at your question.

Here's the situation - there's someone out there that doesnt bother to take care of a valuable resource - the real estate that they own. The situation is so bad that law enforcement has stepped in. 

And then, you expect this person to respond to a letter.

Does anything about your expectation seem unrealistic?
