I'm not sure what your situation is but a great option that a lot of first home buyers use is an FHA or 203K loan. The down payment is minimal. It is what I'm planning on using when I move next year! If you've listened to the podcast, they use the term "house hacking," where you purchase a 1-4 unit with one of these loans, live in a unit, and rent out the other unit(s).

My biggest question would be why they are choosing to or have to rent now instead of own. That would be a very large part of the decision. Other than that, I would just be extra thorough with the rest of their application information.
Do you know why they are choosing to rent instead of own?

Very interested in this thread! We have invested in many manufactured homes on their own land, and we have been talking about purchasing lots and putting some double wides on them. Our biggest goal right now is finding a manufacturer we can work with so we don't have to purchase the mobiles at retail prices.

When I worked as a real estate agent, the first thing we would do when we got multiple offers, is inform all of the offering parties that there are multiple offers. This is the duty of listing agent because it will help get the highest and best price for your property, which your agent should definitely know. If it were me, I would have your agent call both of the buyers' agents and let them know there is an another offer.
I'm sure you'll get other helpful responses from people who have been doing this way longer than me, but that's my two cents!
