@Andrew W. I do not know the laws in CA because I am in WA, but when I got my license in college, I was able to join a team and work under a managing broker. It was a great learning experience for me, the hard part is just finding the right team! Congratulations on getting your license, I wish you luck!

About to close on a house in about a week and was curious how and if people paid their GC’s on a “schedule.” For example if their bid was $30k, pay them $10k at the beginning to get materials, $10k when they’re about half way through and you’ve signed off on what they’ve done and then $10k at the end. We haven’t done anything like this in the past, but want a more concrete payment plan. Thanks in advance!

We have a property under contract and the inspection came back with the implication that the propane tank is too close to the shop and property line (supposed to be at least 10' from each). The house was built in 1960, so when it was put it, there were probably not rules against it. It is a 500 gallon tank that was most likely used primarily for the shop in the past. We are thinking about changing the heat from the propane to electric. We got a bid to do that for about $5,000. Has anyone run into this problem? Any suggestions?

This is probably a question for someone in Washington state as it has to do with landlord tenant laws, but we are in the middle of buying a property. There is an older couple living in it currently who are not paying rent and are not on a lease. They were kind of the caregivers of the renter who passed away 6 months ago. The owner is in California and hasn’t been managing it at all. We heard that there may be a law about the recently deceased and letting the people living there stay for a certain period of time after their death? Just wanted to see if anyone had dealt with someone similar? Any ideas on how to get them out? (There is no way they can pay the rent on their own)

Yes, it could definitely be a value add opportunity. In my city, the county is very annoying to talk to because everyone gives you a different answer every time you call. What we do, is make sure we can make money on the property, regardless of whether or not we can subdivide or not, and think of the subdivision as a bonus if we can do it, instead of the only way to make the deal work.

Craig Curelop I am not going to be living in the property, it will be purely for a short term rental.
Thank you very much for the advice, it was very useful! I agree on not skimping on furniture, it will help in the long run.

Does anyone know where to find Air BNB data? I’ve looked through the actual site to get an idea of rents and quantity of rentals. But I would like to see past data to get a better understanding of the short term rental market in my area.
