I have 3 successful Airbnb / vrbo sfr's. They are in SC . Not the prime market areas but they are much more successful than traditional long term rentals. I have searched the forums to see if anyone uses vacation rental management software. I can't find any discussions on this. Some of the big names are 365villas, Streamline, myvr, Lodgify, and Bookerville. I want software that can set up a website for each of my rentals, use icalendar, analyze my rental profits, sync with quicken books and allow guests to book through me instead of company. Also, hammer the heck out of social media to get interest. I have a tree house that is about to go on the rental market in the mountains of NC. I want to explode out of the gates with marketing. This is such a small niche and I need to promote, promote, promote. It's in a remote area so it's not going to pop up in the larger nearby markets. Anyone use vacation rental management software to organize their selves more?

Looking for an agent that could show me some properties that would be good for personal use and as a rental on Asheville NC. Must be knowledgeable of recent airbnb rules and regulations in Asheville. I will be there this weekend.

I've only had my short term rentals for a short time. The one if Columbia makes twice as much as it would as a traditional long term rental. It is off of Rosewood st. A lot of parents in town to visit college students or people in town for games. I have a 2 night min. Same for Charlotte place. Both of those markets have 40-50% occupancy. So you aren't going to make a killing in those markets but you are going to do much better than a traditional rental. I analyze the market using  Airdna.co.

I also considered charleston but they are on the same witch hunt as Asheville. Can you think of any other markets in NC mountains that may do well? Maybe Boone, blowing rock, or banner elk.

There really aren't many airbnb's in clt or Columbia. I am also from cola so it's easy for me to keep an eye on mine.

Hi @Cheryl Sampson,

I have two very successful Airbnb rentals...one in Charlotte and one in Columbia. I really love it. I would love to get in the asheville market. However, I hear that the local government is really cracking down Airbnb hosts there. Have you had any problems with this? Thanks, Jenna

I use Airdna. They don't give projections as much as they give performance of similar short term rentals in your market for the last 12 months. You get a 13ish page report on your market. I've used them for 4 market areas I was interested in. Hopes this helps.

I recently bought a mobile home on 1 acre of land in SC. It was a foreclosure from Bank Of America. I had the closing attorney research the titles for land AND home. It was all clean. Bank of America never received the title from the DMV. Now I am trying to get the title for the mobile home from the DMV. I called the DMV and asked them if I brought in my HUD statement and closing paperwork, would that be enough proof that I now own the mobile home? They are uncertain. I can't get any answers from Bank of America. They are so big that I have to deal with a middle man that doesn't know about anything. Has anyone ever dealt with this situation?? Any information would be helpful.

Yes @Scott Harper

I have only one 3/2 and it rents for exactly $1200 a month. :) I also have a 3/1, 5/3.5, and a 4/2. The rent prices are all comparable based on size. I have a two year lease on all of them. It's a great area.

Hi Guys, I've been getting the newsletter and listening to the podcast from bigger pockets for a while now. I am hoping to become a lot more active on the website beginning this summer since I will have more time.

I currently have 4 rental properties in Fort Mill, SC. I am interested in buying more in the same area. I am also interested in finding some multifamily units in Charlotte. I don't believe that there are any of those in Fort Mill at this time. I am also interested in expanding my area to Indian Land, SC and Waxhaw, NC.

If anyone could help me in these areas, I would be eternally thankful.

1. Are there any local banks you have found to be investor friendly?

2. Does any one do wholesaling in this area that I could see their inventory?

3. Are there any investor groups in my specific area? If not, any particularly good Charlotte groups?

4. Does any one know of any up-and-coming areas in Charlotte? I kinda missed the Belmont ( the charlotte neighborhood not the city outside of Charlotte) window. I didn't have enough capital to invest at the time. I'm thinking any old neighborhood on the blue line/light rail would be good.

Thank you for all your posts! I enjoy reading them! jenna
