Totally agree with @Jim Adrian -- needs some charm! The whole place looks too bland. Could be much cuter with just some more interesting paint colors on the walls. I would especially use some color in the kitchen that contrasts with the white cabinets, and something upstairs that is warmer and brighter. Best wishes!

@Lane Kawaoka you made a great list there!!! Some I haven't run across yet, so thanks for that! And for the reminder to speed up the talking. :)
There are a few more I subscribe to that aren't on your list:

I have so far only put some money into Patch of Land. And those were for out of state investments, so my taxes will be more complicated next year. I'd love to invest more locally in the future.

I know this thread is a bit old, but I was researching Brelion and thought I'd answer this for you, @John Champagne -- as of right now, Brelion's website still says they are serving only accredited investors.

Hi @Jaimi D. and many others have offered up some advice on good markets to invest in currently. Lane has bought many out of state rentals. Others just move further out of the big cities around here to find cash flowing rentals. If you don't get much input here, try a few searches of previous posts on this topic.
In any case, best wishes as you move into the next phase of investing!
