Currently advertising our rental on Zillow, Trulia, HotPads, and Facebook Marketplace without any luck on good tenants. Can anyone recommend a good way to advertise an apartment in Enola/Harrisburg PA? Thank you

Some of the books I have read talk about running background checks on your tenants once a year. As a landlord we are responsible for a safe environment for our residents. I’m thinking making sure someone isn’t now a registered sex offender or arrested for domestic violence would count. Wondered if others verified every year?

Adding to what @David Pere said, getting the tenant in there is the first step. Do a one year lease and then you can increase after the first year and probably still retain the renter. Sticking to your guys and having no renters means you are losing even more money. But it has only been a week, give yourself more time and read through your advertising to make sure it paints a beautiful picture.

I use mysmartmove to do credit checks, background checks, eviction checks, etc. Should I still require a separate application and/or should I require SSN#'s on file to continue to check on tenants?

@PJ M. that is crazy, cannot even imagine how that is justified. My lease would be very detailed then.

Can states actually require that you renew a lease? If some states can that seems overreaching. But I would make sure to self evaluate before trying to look for another tenant. It costs less to keep a tenant then find a new one. If you can repair the relationship I would start there.

Closing on a building that allows the tenants to have their own washer and dryer but the water bill will be mine. I want to have the tenants remove them and put in coin laundry. Can anyone recommend a brand and websites to purchase? This will be the first time I am doing this so any other advice would be appreciated.
