Hey @Clay L., welcome to your new "obsession", BP is a great resource.  Where is your Airbnb at? We want to add an Airbnb to our portfolio in a CO town a couple hours from us and I have had the same question.  I connected with an investor in the community who has a side business helping out remote Airbnb hosts (different from an Airbnb co-host) and charges a small fee for some of the turnover things you are talking about.  Maybe someone like that close to your rental community?

@Andrew Lee, sounds like you have a plan! So are you saying your "budget" of 250k is your capital and you don't want to be leveraged more than 600k? I don't think you're in over your head, it sounds like you have done your homework on the market and those numbers are doable.

I am also evaluating equity in my local investments and I plan on using it to scale my out of state investments.  I like what people have said about 1031 into another property that could perform better if you are only breaking even.

Welcome @Christopher Otani, it sounds like you are learning a lot! BP is a great place to be with a ton of resources for the new investor.  It sounds like you have raised enough capital to get started, you will just need to find an investment that meets your criteria.

I always find a property first.  Even if you aren't ready to pull the trigger yet, it's much easier to approach a lender if you have a specific property in mind.  If you are going conventional you can always do the pre-approval process before you find a property in order to see if it's a feasible option for funding.  However, when I have talked to private lenders it helps to have analyzed the property so that you can discuss terms and different potential exit strategies.

I have bought in a couple different states without doing any visits/seeing the property.  Any time you invest there is risk but I think the best way to mitigate that risk is by having a great team! Do your research, if you're going turnkey go with a team that has a proven track record and scaled operations, preferably with the whole team under one roof.  Then develop criteria for that market, analyze properties, buy one and make that money.

@Jeff Tropeano, I like to build relationships with a lender and tend to go with one recommended by my broker.  Sometimes there are limitations to this, if you're investing in a certain state and your go-to lender isn't licensed there.  However, in that case you can usually do well going with one recommended by your broker.  I learned from experience that going with a lender that either knows you or some other professional vested in the deal makes things go as smoothly as possible.

I would find a market where my $40k would be enough to get me into the game. Once you find a market, you can either use the capital as a down payment or do a value-play (something like a BRRRR) so that you could get your capital back after a couple months and add another investment to your new portfolio.
