We bought with a turnkey provider in Memphis and at the time our lender was with SNMC but now he is with Guaranteed Rate, we had a great experience and look forward to working with him again soon!

I was about to reply when I read @Scott Trench reply and I couldn't agree more.  I diversify my investing in appreciation and cash flow markets-Colorado and Tennessee, however, even though cash flow is better in TN, my rental in CO still cash flows.  Even when you have conservative estimations for cash flow, unexpected costs can eat into that cash flow so I can't imagine going in knowing CF would already be negative.  I know it isn't easy to find a deal in CO but I still think you can find a better investment!

Hey @Matt Rosenbohm, small world, I invest in Greeley and Memphis as well! I experienced the same thing with skyrocketing prices in Greeley and I researched several different markets before I settled on Memphis.  My cash flow in Memphis is about the same as it is in Greeley-for about 1/4 of the purchase price.  There isn't appreciation in Memphis like there is in Greeley, however, with my first rental in Memphis I forced appreciation with a renovation.  I picked Memphis for several reasons and I'm sure you've done your research. I remember connecting with you about a year ago when I was trying to lock down a rental in Greeley, and it seemed like so was everyone else at that time.  Feel free to reach out if you want more info!

Hey There,

My mom isn't on biggerpockets but she is looking for a PM to take over management of some townhouses she has close to HSU.  She has been managing them for years but I think she would benefit from a PM with market expertise, in house repairs would be a plus.  Any suggestions?

Hey @Scott Rosengrants! Good question, we did end up purchasing SFR in Greeley right next to campus, however, it was on the market. We didn't get any bites from our direct mail but knowing the success people have had with it, I would say we probably didn't send enough. Our plan was to send them in 100 batches and after we sent out the first batch we got an offer accepted on a listed property. From what I hear you have to send out at least 5x as many as we sent and it helps to do follow up mailers to the same properties every couple months or so. Also, Greeley is inundated with cash buyers and I know Denver is the same so I think differentiating yourself from all the other direct mail that owners are getting could give you a leg up.

I enjoyed reading the comments on this thread @Brian Cornick, I would be curious to hear from you in a few months and see the direction you are moving in.  @Craig Curelop, the massive action you mentioned reminded me of the book 10X by Grant Cardone, heard of it?

Brian, I can relate, for the last 6 years we moved all over the country for my husbands job to the point where I started thinking, what do I really want to do? If we had had some consistency I don't know if I would have started asking the questions you're asking now.  We recently settled in Fort Collins, like @Matt M. brother.  I am a signing agent part time, its in the RE field and I enjoy the networking, working with clients aspect of things.  The biggest perk is I have the flexibility, added income and lifestyle design abilities that are all a part of our longterm investing goals.  There are plenty of jobs in the RE industry and if you put in the work like Craig I know you will find something that's a better fit for you.

I'm sure there is value you can add to a real estate investing team as an attorney.
