Hi Michelle, welcome! It sounds like you have gotten a lot of good feedback. We are just getting started too and have spent the last few months reading REI books, listening to podcasts, analyzing properties and putting in offers. Since investing is about the numbers I would say you should use the calculator app on BP or download a property evaluator app. Each day pick 3 properties off of the listing site you are looking at and punch in the numbers to get an idea of what kind of returns you would get. Make sure to account for all the expenses like @craig mentioned and that will help you get a feel for what is possible as you develop your strategy.

@Bill S., good to hear from you, you always add valuable wisdom. @Claire Trammell, thanks for the feedback and I will keep your info! Pretty interesting, right after I posted this topic our agent emailed me suggesting a mail campaign. We were thinking the same thing! He said he will do the footwork to get the letters out and I'm excited to have another way to generate leads.

Hey Guys, We are looking for a duplex in Northern Colorado and this market is hot (says Captian Obvious). We want to invest in duplexes bc when we ran the numbers for the market we are in from what we could tell duplexes had the best cash flow. There aren't many duplexes on MLS right now and as I'm getting acquainted with the assessors office website I'm thinking about sending out direct mail. I don't want to do a mass marketing campaign but I'm thinking of targeting properties that aren't owner occupied. Pros and cons of doing this? Anyone have an avenue that they use to print direct mail? To me it sounds like a good idea because I just want to get moving with this deal and of course we want to be patient for a deal where the numbers are right. But I'm thinking, maybe direct mail will speed up the process?

Sounds great! Unfortunately we are still in VA. Relocating to south Denver this fall so we will be at a meet up once we land in Colorado.
