Hey @Michael Wentzel, we are putting together a timeline right now and estimated it would take 13 years to replace income. We did our timeline considering only reinvesting cash flow but now we are brainstorming ways to do it sooner. We want to have SMART goals but since we are just starting out we aren't quite sure what is realistic. Have you been in CS the whole time? Right now we are looking at northern Colorado but we have talked about investing in CS as well. It's encouraging to hear investor success stories!

I am leaning towards backing out but I'm not sure if this is something we are going to encounter again with an aged home

I could use a second opinion as we figure out how to move forward. 

We are under contract with our first buy and hold duplex. We got it for 168k, ran all the numbers on evaluator and it has great cash flow potential. The house was built in 1900 and we were anticipating electrical would need updates at an estimate of 5k. Inspection and electrician today, electrician estimated that it needs 15k in work. We want to keep investing so we want to hold on to as much cash as possible for future dp. 

What would you try to negotiate with the sellers?

Is there a way to finance the electrical rehab with our conventional mortgage loan?

@Jay Hinrichs, I grew up outside of Napa and spent time every summer at a ranch in Calistoga...which is probably why the idea is appealing to me. 

@Brian and @Jay Hinrichs, it sounds appealing to us bc of the potential of the land and using it as a family retreat. Our partners would be the ones living there but I know the reality of maintaining the land is a ton of work, and money. 

@Bhekizwe M., thanks for the input, I will do some more research on agri-business. 

If we could find a way to make it profitable or even find a revenue stream to where we could get it to pay for itself there is potential. Right now we are in buy and hold properties so the idea of a vacation or short term rental sounds most appealing to me

@Jacob Passmore, that's what I'm thinking! Something like a dude ranch seems too hands on to me, but what about something like Airbnb? Has anyone ever done a vacation rental or Airbnb rental?

@Rebecca Zadell and @Account Closed thank you for the honest and helpful feedback. 

  I wonder if it would be profitable to build on the land and use property like an Airbnb or resort destination?  One of the properties we are looking at has hunting access and I know people love to have an "experience" when they travel. I don't know what it would take to host people and essentially pay for the "lifestyle" of ranching. I can't imagine what insurance would cost. But the land is really picturesque, I'm thinking there has to be something we could do with it that would be profitable. Maybe? Maybe not?
