with 15k you should buy an out of state turnkey rental property where the cost of entry is much lower than SoCal. You can get great cash on cash returns and save cash flow for another down payment, especially since you said you want to retire with real estate. I like Memphis and I would recommend @james wachob

When we were considering out of state investing we started interviewing turnkey providers and researching pros and cons of different markets. When a tk provider would present us with a property we would call the police department to ask them about the neighborhood the property was located in because it wasn't in our interest to be in a war zone or bad area. When we were ready to pull the trigger we had our attorney review all the documents and we made sure we got references from the tk provider of satisfied investors. You can also interview other realtors and property managers to make sure you're getting fair market value for property price and rent estimates. So basically be diligent about due diligence!

Hey Gino Barbaro , good question. What makes me hesitant with MfR is that I don't have knowledge or understanding of the financing the way I do with sfr. I know what cash flow looks like on a sfr with conventional 30 yr. so I would have more to learn!

Thanks Ivan Mendoza . I also talked to Home Depot about their floor installations. Has anyone ever used a porcelain spray to refinish tiles and a bath tub? It looks like a new bathtub when it's done but I'm not sure how common it is for contractors to do it.

Hi Ivan Mendoza , if we get this house we will definitely need drywall. It's a spacious 2/1 so we want to add another bedroom. It's in the basement so we would need to add an egress window as well. Not sure of all that entails or if a reno like that would burn too much cash.

This post makes me think of what happened with my parents home in the Bay Area and the profitable amount of appreciation it has experienced over the last 20 years. Even when they bought many people speculated that the Bay Area was over priced or that the market was in a bubble. Now that my generation has long since moved out of our parents homes I have seen those who bought in the 90's selling at a massive profit. A profit that survived several market variances, downturns and whatnot. Based off of multiple factors I can see the same thing happening in Colorado...call me a fool.

Hey There, We are looking at a property in Greeley that is going to need some cosmetic repairs-paint, flooring, and maybe Windows. Does anyone have an excellent contractor they would recommend?

On another note, @Joshua Dorkin and @Brandon Turner, love the podcasts, listened to the new one today. But I can't get through a podcast without my toddler being absolutely terrified by the voice that says "fire round". Wide eyes, screaming, clinging to me. Every single time. Anyways, thought you might get a kick out of that!
