@Mark DelRosario, it depends on who you end up buying with but my properties are under a group policy with my property management. They have by far the lowest rates we have found with the same coverage.

I totally agree with @Steve Kontos, a great team makes the dream work. My best investments are out of state and I hardly think about them except for when we get the automatic deposit. Sometimes we go visit and hang out for a couple days but having a great team under the same roof makes the rentals as hands off as you can be.

Hey @Drew Kimminau, that is an interesting idea. Some things to consider--
If you weren't able to sell would you be okay holding it?
Are you planning on fixing up the property?
What are your holding costs?
Your observation that that specific TKP is niche is probably correct. If you interview a few others you might see a property that fits your needs.

Is there a specific small market that you are looking at? I would look at population growth and job diversity. Are people coming or going? Is one business or industry the main employer?

@Adam Crocker, I agree with @Caleb Heimsoth, get another job in addition to the one you have now. It sounds like you have a low overhead so its a great time to try something riskier like sales, specifically in RE if that is what you are interested in. It will take a while to build momentum so stick with it. There are always ways to increase your income and if you're entrepreneurial you will have to get comfortable working a lot more than 40 hours a week. If your job won't provide you with enough hours/satisfactory income it sounds like you have some skills you can put to work to triple, quadruple, etc. your income.

@Joshua Dees, have you heard of the book, Grit? What you said about changing careers every couple years made me think of it. It's a great book and gives some exercises and direction for building passion AND perseverance. I loved the book. Success won't come without conflict or obstacles and it's not built overnight, however, it's also valuable to have direction, focus, or even a "life philosophy" that guides you.
