I made a spreadsheet looking at all the numbers and offers from brokerages (keep in mind you can negotiate!!) and ran the numbers to see where I could make most money, save most money, and get the most value. Hope that helps!

Post: Any opinions on Hawthorne, CA as a potential up-and-coming area?

I would agree with @Dorian Jones and others that it's up and coming. The median sales price in Hawthorne is about $617K as of April, which is higher than the median home price in LA. In 2017, we've seen a jump in closed sales in this area compared with active listings. In April, homes on average were selling at about 101% of original listing price. This tells me, people are liking what they're seeing and are ready to buy.

When a surgeon graduates, he's ready to operate no? When a lawyer gets her diploma, she's ready to practice. You've got energy and hunger on your side that busy seasoned agents might not have. Also, check tomferry.com, he has fantastic free resources.

Good to remember there are more things to consider than only numbers in an offer. Get to know the listing agent and see where you can make your offer attractive to the seller- think terms. If you have further questions about working with an agent feel free to message me.

Thanks for the added help @Nick Popolizio. It'll be helpful to ask specifically about mentorship when considering a team.

And, thanks @Mark Nolan! BP is awesome.

@Nick Popolizio, you make a great point.. I can see how starting out on a team makes it possible to learn more from experienced people, one of the best ways I feel it is to learn. When considering teams, what's important to look at? I've heard things like looking at their marketing budget, and seeing if they've got support staff. Thoughts?

@Brandon L., yep predictive analytics exists for all kinds of industries. Making sense of the numbers is valuable to businesses with a web presence. If you've got any other questions on this topic feel free to PM me, my background is in digital marketing, UX, and UI.

I drive an EV, I'd agree with @Eugene Kemp that it could depend on the market size...

If listings are hosted on your website through the IDX you should be able to see the analytics through Google Analytics. Any page on your website can be tracked as the page you're interested in (IDX listing) says www.yourwebsite.com/listing123 or /listing456 or /blog.

If IDX goes to another site, tracking those analytics could get more complicated...

If you want more in depth info like you want to know if Sally, who filled out a form on your site, is viewing your properties and what she's looking at-- this is the kind of information you'll have to hire a service to track.

It sounds like you're wanting in depth info on how a specific lead is interacting with your site? As opposed to analyzing how your site is performing as a whole? If that's the case, I would specifically ask Lion Desk what they offer in terms of analytics to make sure they have what you're looking for.
