@Eric W. I live in Benton, so if you have any specific questions about the area I'm happy to answer them. I've never really considered Benton/Saline County for STRs. There's not much to draw people to the area on a regular basis. Hot Springs is only about 30 min away from here and I think would be a much better STR market vs Benton.

@Steve Redd Congratulations! Your place looks amazing. I am in a similar situation. I live about 4 hours south of Branson. We vacation there several times per year with our young kids, and we have decided we want to purchase a STR that we can use as a vacation home, and rent out the rest of the time. I'm trying to narrow down location. What ultimately made you decide on Pointe Royale? Also, what lead you to go with Vacasa? Congrats again!

My husband and I are both optometrists. We are only 8 and 7 years into our careers and already looking for ways to cut back and spend more time with our family. I went part time 2.5 years ago when our first child was born. I hope investing in real estate will allow my husband to go part time as well, and eventually both retire early. We were recently under contract on our first SFR but the deal fell through, so I'm back to searching again.

@Casey Johnston I know there are a few other ODs on here as well.

Hi @James Russell.  I'm new to investing as well, but I live and work in the Benton area so I'm happy to answer any questions you have!
 

Since January there have only been about 3 or 4 multifamily properties on the MLS in Benton/Bryant. I think there is a lot more multifamily in Little Rock, but if you want to stay in Benton you might have better luck trying to network to find off market deals.

As far as climate goes, I would say the humidity in Little Rock is pretty oppressive too. Summers here are hot and humid with tons of mosquitoes, but fall and winter are great! This is coming from someone who grew up out of state (CO). Cost of living is very reasonable, though.

@Account Closed I've mainly been concentrating on the Benton/Bryant area so far because that's where I'm most familiar.  I'm just starting to look in Little Rock as well as Hot Springs a little bit.  I will probably avoid anything south of I-630 unless it's close to UALR or Baptist.

Very inspiring post. Thanks for sharing. As a new investor with little knowledge about rehabbing, I’ve been thinking about starting off with a few turn key properties just as a way to take that first big step. It’s nice to see that you started that way and were then able to transition and scale with more multi-family units.
