I appreciate all of the responses. Based on the feedback, my assumption was that the tenant wasn’t responsible for the cleaning was obviously wrong which I’m glad to hear. In fact, I’ve since reviewed the lease which states that the tenant is required to leave the property in “clean and good order” and even mentions cleaning the fridge and stove which they did not, so I should be covered. As I mentioned, this is the first tenant that I’ve had to move out so I consider it a good learning experience. Thanks again.

My first tenant in my first rental moved out today after 3 years. Generally speaking, the inside of the house is pretty filthy. There was little to no effort put into cleaning before they were out, so we’ve got some work to do before we list the property for rent again.

I realize that we can’t take money out of their deposit due to lack of cleaning. However, the condition of the carpet in the bedrooms is well beyond “wear and tear”. There are significant stains, mostly just dark spots but some areas appear to have paint on them, and I’m not sure they are salvageable. They will either need the attention of a professional carpet cleaner or possibly replaced altogether.

The question I have is: Would I have the right the use the tenant’s deposit to pay for the cleaning or replacement?

The neighbor of one of my rental properties contacted us about a tree between our two houses that has limbs overhanging both properties. The entire trunk of the tree is on the neighbor's property. The neighbor is asking us to split tree trimming costs with him, which doesn't seem to make sense. 

With the tree trunk being on his property, wouldn't he be solely responsible for the costs of maintenance?

Has anyone been through a similar experience?

 Thinking this is the issue....it hasn't been pumped in a few years.

@Matthew Paul ok will try that. This is a pretty good size family so I would imagine they’re using all 3 sinks in the house fairly often. Thx for the reply.

Text from tenant says that the whole house smells like sewage. Apparently there are no drains backing up. She also mentioned that it just started after several hours of heavy rain. Anyone with experience on this or have a recommended course of action?

Two properties in the last 16 months. Not Gastonia, but Mt. Holly and Bessemer City.

Mt Holly is renting close to 1% and Bessemer City is PM currently.

That tells me that area has a few more years to go before I would even consider it. Borderline war zone at that point. 

I understand your skepticism. But Gastonia is a weird dichotomy where part of it is white hot in the market currently because of Charlotte growth, and part of it is down right dangerous.

Try to find those areas that are in a transition period from C/D neighborhoods slowly turning into B neighborhoods. There are definitely deals available.

Thanks all. It turns out that he just wanted to buy the property.

When we told him that we weren't interested in selling, he got pushy about getting "first right of refusal" to buy.

Looking for some advice on my first rental posting for a SFH. House was just listed last night and has already gotten several inquiries.

One in particular, renter is asking about possibly a long term lease of 4 to 5 years.

Gut feeling tells me that this isn't a good proposition for myself, the landlord. But looking for everyone's opinion on this.

Has anyone ever done a lease more than a year? Two years?
