Jacksonville as a whole is funny like that. You can go look at river front homes and you would find, mansion, mansion, mansion, trailer, mansion. Our entire city is filled with pockets. Thats why I dislike generalizing about zip codes. Sometimes as a rule of thumb you can narrow your search but I would never buy or not buy just based on zip code without further investigation.

"Bad" is in the eye of the beholder. Great returns in these zip codes but prepared for lots of tenant turns and rehab/refresh. A good PM that vets tenants and effectively manages will payoff. You can sometimes pick up properties around that area for the same price as a downpayment on more expensive homes but brace for extensive rehab if you go down that road. Take a walk down the google street view as there can be a big swing from one block to the next. Good luck with your search!

I’ve used surplus warehouse and hire a GC to install. Depending on the quality you are looking for.

In addition to Florida Real Estate Institute you can check out Watson School of Real Estate. They are a local brokerage but also have a school that provides a good learning environment (coming from a broker/owner of my own firm).

Interview multiple brokers. Large companies have advantages but don’t underestimate the smaller family run businesses.

Because it takes a while to get traction I’m not sure I would commit to CA but that depends if you plan on going back at all. Remember you will have to maintain the license and do continuing education to keep the license active. But having multiple license is great as you can still earn referral fee income.

@Lesley Resnick I have been preaching Nassau for years and it has fallen on deaf ears until Wildlight. I am concerned now that the prices in Yulee and Fernandina and even Callahan are rising at the pre-crash rates. On the investment side finding anything with an upside is becoming increasingly difficult and finding affordable housing that is not a trailer is near impossible. I am not convinced that a "crash" is coming but something has to stabilize in NE Florida for sure...prices cannot continue on this trend. I do fear for the folks buying in this "hot" market.

There are no city requirements for rentals. If you plan a Airbnb or similar shorter vacation rentals some of the surrounding municipalities are discussing limiting these operations so keep that in mind. Also HOAs have their own restrictions. But if you're not In an HOA and in the county limits you're good to go.
