Hey Vincent, to echo Samuel's comment, Columbus, OH, is a great market to invest in—I would argue the best in the country at the moment. Columbus is definitely an appreciation play for sure. On average, homes in the area have seen an increase of 8.18%, significantly higher than the national average, which typically ranges between 2-3%.  Also, in Ohio, the landlord-tenant laws heavily favor landlords. Typically, only a 30-day notice to vacate is required to get a tenant to vacate and the eviction process itself is also relatively straightforward.

Hey Ryan- I just moved from LA to Columbus specifically for the RE Market. Columbus is on the rise. Billions and billions of dollars are being invested in the city and central OH. Currently, Columbus is the fastest growing city in America.

Ohio is very Landlord Friendly. It’s a Red state so there are less regulations.

Airbnb is pretty solid here too. AirDNA gives it an overall market score of 93 (out of 100). No regulations other than getting a short term rental permit which costs $150. You can do that online. 

Unfortunately I don’t know much about the Philadelphia market but I do know Columbus is on the rise.

Hey Dennis- welcome to REI! It's exciting and nerve racking but once you get your first deal done you're confidence and skills will grow and you'll be well on your way.

I’d recommend Columbus, OH. It’s the fastest growing city in America with a relatively low barrier for entry poised for tremendous appreciation.  With $200k to invest you could purchase a nice little portfolio of 2-4 units properties her in Columbus.  I understand wanting to be local but I’d encourage you to be flexible on that so your options aren’t limited.

Ryan- I would definitely take a look into OH. Columbus and Cleveland. Cleveland has more cash flow opportunities while Columbus you can find some cashflow opportunities but it’s more of an appreciation play since the city is growing so fast. Would be happy chat it up with you.

Hey Lonnie- welcome to BP and REI. I understand what it's like to live in an expensive CA city, I lived in LA! I decided to move to Columbus OH where there's a much lower barrier for entry than LA but with a tremendous upside. Currently, Columbus is the fastest growing city in America and is a great place to start investing in real estate. Let me know if you'd like to talk some more about it.
