I have been on Cardone University for just over 2 years. I'm a Finance Manager in the Rv industry, and the majority of our staff uses it. Our entire sales staff, management, service writers, and miscellaneous others train with it. I would highly recommend Cardone University and all of his products. The training translates no matter what industry you are in. Our staff has had significant gains in sales volume, profit, and income. He does put out a ton of free content on every social media outlet, but the University gives you some structure, puts everything together for you, and provides access to all of his content.

I recently went through this. Long story short, I bought my first two rental properties in the last 11 months, then set up an LLC (2 actually). I talked to 2 attorneys, my CPA, my property manager, my insurance agent, 2 mortgage brokers, and numerous investors. What I found? None of them gave me the same answer. Every pice of advice was "right" from their point of view, but don't forget, this is your decision and you have to learn to take advice from experts and then make a decision. Don't get stuck with "analysis paralysis". Or, never forget, you can't steer a parked car. Sometimes it's just better to get moving and do something. You can always adjust as you go.

I was able to do 15% down each on my first two properties. Both purchased in the last 11 months. I used mortgage brokers both times - both guys I've known for years and have been in the industry for a while. Are you just going to your bank or are you using a broker?

Dave Hurt Perfectly said! I'm with you - I grew up without much money, I've worked multiple jobs when I had to, paid for everything I have and have done by myself, and through training and hard work I have been able to be very successful in my career. Now that I have a couple rentals (with more in the future) and am "successful" people talk about good luck, etc. I don't know how many other ways to tell someone to work hard, grind it out, turn off the tv and pick up a book, and socialize with people "above" you to learn from them. The American Dream (whatever your definition of it is) is more available now than ever. The world is a much smaller place than before and everything is at your fingertips. You just have to want it enough.

I believe most of what you wrote is fairly accurate. However, I have a hard time with the statement "Do not expect to succeed". I can assume from your post you probably aren't a big fan of visualizing, karma, etc, but starting something with the mindset that you are certainly going to fail is the worst way to start anything. Give me someone with zero experience who believes they can/will win or be successful and I will take that person every time over someone starting something expecting to fail. Show me one successful person in business, sports, medicine who starts something expecting to fail.

Kyle Brinks I just went through the inspection a few days ago. Pretty easy. They asked me to fix a few light bulbs, tighten a railing, touch up some chipped concrete, and fix some paint starting to chip on the outside. As stated before, they could tell we were trying to maintain a nice product for our tenants, and they were fair but firm.
