I just closed on my first rental property today in Grand Rapids, Michigan! I have a property manager, tenants lined up, a small list of easy touch-up / repairs to do, and cash flow from day 1. With the help of the BP podcasts and site (and my property manager) I feel pretty confident. Now what? A little "Ready, Fire, Aim!" I know. I plan on looking into all of the tax advantages everyone keeps referring to. I also plan on hoarding cash and starting the search for the next one. Any additional input is appreciated. Jeremy

I'm also a newer investor from Michigan (Grand Rapids).  I was trying to read, ask questions, and learn for a couple of years until I heard something on a BP podcast that made me commit.  Make sure you don't get caught up in "analysis paralysis".  Everyone will agree that learning and education are great, but at some point its time to take off the training wheels and commit.  That being said, I just purchased my first rental this month.  Sometimes ready, fire, aim is the way to go.  I'm sure I'll make some mistakes, and things will come up, but I'm confident the learning curve will be much faster this way.  No time like the present, right?

Thanks for all of the support!  I look forward to meeting some of you in person at networking events, and keeping in touch with others here on BP.  I will try to keep everyone posted on how things go, and I will certainly ask for advice or help if anything comes up.  Excited to start this new journey.

Thanks for the information.  I will look into RPOA.  Unfortunately on short notice I can't make the West Michigan Real Estate Investors Club meeting tonight, but I will look for info on the date for next month and put it on my calendar.

I'm new to Bigger Pockets, but love all of the information I've found so far. I'm in the Grand Rapids, MI area and I have just purchased my first rental. I'm looking to buy more in the future and I would like to expand my real estate network. Any suggestions on networking events or clubs in the area would be greatly appreciated. Thanks in advance!
