@Ray B. Congress has a high traffic count so that might play into it some as getting in and out of the driveway can be a pain at times. Being in the flight path of the airport may as well. Just some thoughts - hopefully you can find someone before the snow flies!

@Wayne Brooks made some solid points. I'll add - have you set up keyword alerts on here for whatever area's you are looking for? If not, do so then start networking with people that contribute to those posts. Have you searched for agents on here that are in that area? Are there any REIA's in that area that you can join their virtual meetups? You mentioned central Arkansas, Little Rock appears to be pretty close to that and I'm sure they have a REIA, start there and see what happens.

@Veronica Joyner what are the property types you have now? In regards to getting into Apts, I recommend you read 'Crushing It in Commercial RE and Apartments' by Brain Murray. Flipping I would recommend J Scott's books.

I second what Will said, educate yourself. And don't stop. Networking will also be key in your success in the REI world.
@James G. If you haven't read J. Scott's books on Flipping and estimating rehab costs I would recommend you do so. That will give you a good starting point. From there I would network with others in your area to see what they are experiencing for costs and adjust accordingly. Whatever your end rehab number is add 10%

@Kandice Manciel while not needed for investing it is a way to learn about the sales side of real estate especially your state laws. Something to consider, getting your license does allow you to create another stream of income. This is a relationship business and networking is key. As @Matthew Irish-Jones mentioned hopefully you can find an agent that focuses on investment properties and leverage their experience as both an investor and Realtor should you so choose.

@Bekzat Baylarbekov if the numbers make sense why wait? A deal is a deal in any type market. Being where we are in the market cycle you might want to change your criteria some but that's up to you. Have a couple exit strategies planned. Best of luck finding that first one!
