@Cristina Cantos congrats on being focused and saving what you needed! I can only speak in regards to NH but COVID hasn't negatively affected this state at all in regards to real estate. That's quite the area you are looking at, what have you found with what you have looked at? I will say that the landlord tenant laws are more favorable here in NH and being an owner/occ that might be something to more heavily take into account.

@Jonathan Giglio if you buy right it doesn't matter where/when you buy. I am an agent and have found some great deals for other investors on and off the MLS in the past year. Know your numbers and be patient until you find one where the numbers work and then move fast.

@Kevin Cyr the amount of debt is relative to your income. Lenders use debt to income ratios to help determine how much they are willing to lend to you. If you’d like a couple lenders to speak to here in NH feel free to send me a DM. In regards to if NH is a good place to invest or not, the landlord tenant laws are favorable to the landlord here and we have below national average vacancy rates.
